What to Know About the Property Market in Èze?
Èze sits between Nice and Monaco, served by the Basse, Moyenne, and Grande Corniche roads. The heart of the village and the Jardin Exotique stand at roughly 429 metres above the Mediterranean, while Mont Bastide, the commune's highest point, reaches 567 metres. Èze Bord de Mer, below, forms a separate area, with its own beaches and direct access to the coast.
The historic village is defined by cobbled lanes, stairways, and old buildings, partly built on the ruins of its former fortress. Heritage and landscape protections, combined with the terrain, limited land availability, and access constraints, restrict what can be built or altered within the ramparts. Èze Bord de Mer has a different urban fabric, made up mainly of more recent residences between the coast road and the hillside.
This two-part layout sets Èze apart from neighbouring communes on the French Riviera. Few villages in the region combine this level of architectural heritage with such direct proximity to both Monaco and Nice.
A Village with a Unique Heritage
Èze has been inhabited since antiquity, first by the Ligurians, then by the Romans. The castle and fortifications that once crowned the village were destroyed in 1706, on the orders of Louis XIV, during the War of the Spanish Succession. Only a few ruins remain of that stronghold, now part of the Jardin Exotique.
Èze remained under the Kingdom of Sardinia until 1860, when the village joined France along with the rest of the County of Nice, following the Treaty of Turin and that year's plebiscite.
The Jardin Exotique, laid out from 1949 on the ruins of the old fortress, brings together hundreds of cacti and succulents along a path that overlooks the Mediterranean at around 429 metres.
The Nietzsche Path connects the village of Èze to Èze Bord de Mer, over a drop of around 400 metres. German philosopher Friedrich Nietzsche is said to have walked it repeatedly in the 1880s, a connection that has become part of local tourist tradition, during the period when he was working on part of Thus Spoke Zarathustra.
Château de la Chèvre d'Or, now a Relais & Châteaux hotel, occupies part of the village's former ramparts. It captures, on its own, the image of Èze as seen from abroad: a medieval village turned luxury address, without ever losing its original character.
Property Prices in Èze
Property prices in Èze generally range between 7,000€ and 14,000€ per square metre, depending on the type of property, the area, and the calculation method used. Apartments most often trade at the lower end of this range, while houses regularly exceed 12,000€ per square metre.
These gaps stem from the different methods used across sources: online listings, automated estimates, recorded transactions, or a selection of prestige properties chosen by specialist agencies. The same commune can therefore show very different averages depending on the source, the period, and the area considered.
Exceptional properties with a sea view, particularly in the hills above the village or along the corniche roads, can reach levels well above these ranges. These figures, however, apply to a very narrow segment of the market and do not reflect the commune's average price.
Which Property in Èze Fits Which Project?
Living in a village house in Èze means accepting a slower pace: no cars within the ramparts, lanes that can only be crossed on foot, a rhythm the village has never given up to the tourism around it. This kind of address suits those drawn to quiet living, in a place that has resisted time, with terraced houses spread across several floors and more modest surface areas than by the sea.
Settling in the hills above Èze, along the Moyenne and Grande Corniche, answers a different promise: distance. Away from the bustle of the listed village, a villa here offers an unbroken view of the Mediterranean, the Bay of Villefranche in the distance, and a sense of being apart without ever losing touch with the Riviera. This choice speaks to those for whom the view isn't a bonus, but the very reason for buying.
Èze Bord de Mer answers a simpler need: living close to the water, without the constraints of the perched village. Here, the residences are more recent, the beach is a short walk away, and daily life revolves around the sea rather than the past. It's the choice of those who want to enjoy Èze without turning it into a postcard.
Èze stands as a commune with two faces on the French Riviera property market. On one side, the perched village draws buyers in search of heritage and rarity. On the other, Èze Bord de Mer appeals to those who prioritise closeness to the sea, without giving up the commune's strategic position between Nice and Monaco.
